How industrial roof waterproofing methods should be evaluated

Many failures happen because owners compare materials before they compare conditions. On site, the first questions are practical. Is the roof metal or concrete? Is the roof still structurally sound enough for restoration, or has corrosion and substrate failure already gone too far?
